Do You Have Roof Damage?

If you’ve had your same roof for a number of years, there’s a good chance that there is some damage, even if you don’t feel any dripping. Leaks in the roof aren’t just annoying, they can damage the actual structure of your home, especially near the ceiling or in the attic, which can start to affect the walls inside your home. Wood may deteriorate as well, and ceilings, ceiling joists, and rafters all become vulnerable to damage. Mold and mildew can also be issues, and although it isn’t usually toxic, it can make life a bit more difficult for those with allergies.

At JKS Roofing and Engineering we can help you fix or replace your roof, and have found the perfect partner to help us do our part in providing you with a safe and healthy home. In order to achieve this, we have partnered with experts in industrial & commercial roofing coatings, Inland Coatings.

What Inland Coatings Can Do for Your Roof

The best roof coatings today are either Styrene Ethylene Butylene Styrene (SEBS) or Silicone and both are available from Inland Coatings. Inland Coatings works with metal, single-ply (TPO, EPDM, Hypalon), modified bitumen/BUR, and spray polyurethane foam (SPUF) roof surfaces and can be applied in temperatures between 40-110 degrees Fahrenheit, with the best results between 70-90 degrees. They are not recommended for shingled roofs.

Preparation for roof coatings includes power washing, along with scraping off any material in poor condition. Roof should be dry before the coating is applied. Special provisions apply for metal roofs and if any vents or other protrusions are on the roof.

Choosing Between SEB and Silicone Coatings

SEB and Silicone are both great choices for coating your roof and can be used either to protect a roof replacement or to assist with patching and repair. Knowing the benefits of each option can help you make the choice that is best for your home or business.

SEBS (Styrene Ethylene Butylene Styrene)

SEBS (Styrene Ethylene Butylene Styrene) is a relatively new material used in roof coating in order to strengthen roofs and prevent leaks. This type of coating has excellent adhesion and water resistance and is known for its tensile strength, high elongation and durability. It protects against corrosion, and has a solar reflection rate of 87%, and is ENERGY STAR approved in Miami Dade County.

Benefits of Silicone Coatings

Silicone also provides excellent resistance to water and great adhesion, while providing a breathable membrane that protects against leaks. Because of its tensile strength and high elongation, you can count on silicone coatings to provide great corrosion protection and overall long-term durability.

Preparing for Roof Repair

If you need repair work done for your home or business, it is important for the roof to be properly prepared ahead of time. Preparation for roof coatings includes power washing, along with scraping off any material in poor condition. Roof should be dry before the coating is applied. Special provisions apply for metal roofs and if any vents or other protrusions are on the roof. At JKS Roofing and Engineering, we can help you make sure that this is done properly in order to get the best performance out of whatever Inlands coating you choose. Another one of the great benefits of these coatings is that no primers are required before the actual coating is applied, which will save you both time and money.

A Great Look and Feel for Your Roof

If you have skylights on your roof or want to change up the color, Inland Coating has a product that will work great for your home or business. While white is currently a popular color for a new roof, roofs can be installed in any of the 12 standard colors. Skylights are coated specially with Inland’s CR-2100 formula. We can also help with energy efficiency and overall comfort by reducing roof temperature by reflecting UV, infrared, and visible sun rays. With a cooler roof, there is less wear and tear from the elements, as well as other heat-related costs such as air conditioning, and dealing with the urban heat-island effect.

Whether you are replacing your roof, or are looking to repair and make the best of what you’ve got, at JKS Roofing and Engineering we are here to help you find a cost-effective solution that will help with both your short and long term budgets.
